Safety Harbor is a quiet, artsy, village with a few festivals and a big Resort and Spa downtown on Tampa Bay.

Shaker Heights, an "A" neighborhood is close to half racially minority and well into predominantly minority if you add religious minority into the mix.

@Turner SchenzelI am not trying to tell you how to conduct your religious beliefs, but technically a tithe would generally be based on 10% of net income not gross income. 

In general though, Joshua Tree has very few motels/hotels so aside from the camping sites, JT needs STRs to survive the festival seasons, the 3M+ visitors the park sees every year, and the LA hipsters who like JT as a staycation destination. 

I have finished “The Multifamily Millionaire” by Brandon Turner (about to start re-reading to take in depth notes) and religiously listen to all Bigger Pockets content (taking notes for each interview and rewatching 2x at least).

Print out 50 full color flyers and post them in areas with high visibility (and where they won't get taken down) -- perhaps on a bulletin board at a shopping center, community centers, adult schools, laundrymat or religious centers.  

Math is math and I am not religious about anything.

I'm a contractor, custom home builder, investor & flipper.My take on Cathedral City is more on the low end of property values but still close to the "action" in Palm Springs, five minutes to downtown and about 45 minutes to the music festivals in Indio.BTW, Golden Voice added two more weekends of music festivals in October (Guns & Roses, Paul McCartney, ect) for a total of five weekends!

Save religiously.

Both have pools and close to the festivals and tennis gardens.
