Second, you obviously need to figure out where the water is coming from, and whether it's a one-time event or a source that would clearly be recurring.

All with conservative assumptions and including recurring CAPEX.

Trying to get them to make it automatic and recurring, but since it's always been a day, or two, early I haven't pressed much, lately.

Sometimes, you can talk the drain cleaners into doing the camera as a "PROOF" that the line has been snaked clean with only a small up-charge, because you have been having recurring issues.

I would have my tenant sign up and make an account and set up a recurring payment so it pays on the first of every month.  

I like how they provide and option for automatic recurring rent payments.  

The other half would be loss to lease, credit loss, and perhaps a little bit of non-revenue units and/or one-time concessions (and some recurring concessions such as a courtesy officer discount). 

Other recurring costs for Jane would include property tax (say 1%) as well as any and all maintenance and improvements (1.5% of home value, with some years much more than others), and insurance (0.5%).

Even reading BP, that seems to be are recurring theme for us CA people.  

Sparkrent looks like a very new and slick but easy interface and very easy to track/ accept rent from multiple units, sends automated email reminders and offers recurring auto payments.
