The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

It does a good job of teaching the basics of flipping, and with the discord group and coaching can help give the motivation to get off the sideline and into investing.You can use resources like Bigger Pockets for free, or Bigger Pockets Pro for much less than Jake’s course, but the reality for me is I never would have taken the first step.

While you assume $3000 in rent with a mortgage of $2500 leaves you $500 in cash flow the reality is that after factoring in the above amounts and any other expenses you will quickly realize that your margin wasn’t good enough and you’re really at $50/month cash flow or even negative.

Other notes: - Tenants that pay for their water usage are more likely to be more conservative on the usage and also inform you about any maintenance issues as opposed to a tenant that does not pay for water and let's a running toilet, or a small leaky pipe under the sink, go unmentioned. - I don't know a lot about Condo Conversions however if shared meter, can just wrap that into monthly Condo Fees Hope this helps!
