I have many homes in the Gastonia area that I am optimizing for sale.  

Good CPA that can advise you on tax structure and strategies is also extremely valuable...again, preferably a real estate investor that just happens to be an excellent CPA is the optimal team member.  

You can get pretty deep on this topic, with some really intense math and theory about the optimal time to exit or refinance, that I can't even begin to follow.

If you use it be prepared to invest many hours to "optimize" the sites.

Starting out you may not have the most optimal tax sheltering or liability coverage...but those can be fixed later down the road. 

A broker/agent should define how they optimally want to run their business and build a structure and focus around that.

I'm just cognizant that there are significant transaction costs involved in real estate, which sometimes means I can't just keep churning to optimize the #'s but may have to do the best with what I already have?

Optimizing the price and scheduling, especially across multiple platforms can be very challenging.  

If you optimize for sellers will cash buyers find you or will they find your content relevant for them.

Certainly not the optimal solution (and I agree with David's suggestion going forward) but it can be helpful to at least get the deal done, especially if you're still negotiating terms with your business partner when the closing should occur.
