It was considered to be a "blue collar" community, and I think that still holds true. 

There are more resorts here than anywhere, golfing galore, great weather (most of the year) low taxes, a big hole in the ground called The Grand Canyon, skiing, (yes an 11,000 ft mountain for skiing) we have more peaks than Colorado I'm told, great hiking both in the desert and in the mountains, exquisite restaurants, nice people, good roads, lots of activities, and we are only hours away from the ocean.

So,  I did so well with my first investment property (we bought low in Ocean City Maryland, put a lot of sweat equity into it, and rent it out on airbnb ) my parents want to partner with us to do a second investment property!

You could get design & pricing tips there.Usually for South Florida not far from the ocean, a bedroom will rent for $50-$80/night and higher on weekends or special event.

The dark blue all over the map had me worried however.

Is there any room to bump them up.Also I would still add 1-2% just to cover some labor even though it will be from one of your other businesses, in effect treating it like blue money.I would also try to offer less.

I never thought of giving out the clothing to thrift stores, especially since thrift stores are in the areas of the market where we usually do our business in aka blue collar neighborhoods.I am familiar with branding for sure.

I stuck blue tape on all the cracks so he could see the scope of the job.

Still cannot get Sydney Harbor and Great Ocean Road (around Melbourne), off my mind.We dream of owning property overlooking Great Ocean Road and the ocean.
