I have private money family friend who wants to fund multiple investments and since I come from the construction industry they are confident in my ability to rehab properties.

Typically they are not eligible for traditional financing which implies other funding sources (HML, private Monet, self funded, etc).  

You have to know the landlord tenant code regarding proper notices etc.  

I've got a 5 br house, 2 bedrooms have private bathrooms, while three of them share the full bathroom off the hall (which is also the "public" bathroom for guests). 

Some opt for private lending to avoid this tax and still have investments secured by RE.   

Majority of mold complaints are tenants panicking and/or trying to get free rent out of their landlord.If they do get an attorney involved, their attorney will send you a written notice, which will lay out the issues and often tell you to give the letter to your insurance company.Don't bother with this, but you can discuss with your agent.When you or your PMC (or both) receive a legal notice of a case started, that's when you want to get your insurance company involved.Recommend you keep a record of all your communications with your PMC about this issue.

But, of course, they found something to send me a written notice over.It was a handful of small stuff, no big deal.

California is NOT one of those states that exempts this type of lending.. there might be a small carve out for a few loans a year privately done but if you hold yourself out as a lender your need a license.

I've spoken with multiple real estate agents, property managers, and investors who have all noticed the same thing.
