Soap Box ONOver time, most activities (e.g. businesses, sports, personal relationships, etc.) where judgement is involved, develop 'rules of thumb', 'short cuts', 'approximations', etc. which allow you to make 'quicker' decisions at the expense of less certainty; they will be wrong some of the time.

I don't think property here will go down because 1) in the last 30yrs, apart from a few years blips every once in a while, land values here, like all property, has continuedto increase, 2) it's still on everyone's top ten list despite the rain, and 3) the rules of our banking industry make it a very safe haven for international money (especially now with the exchange rate) and those investors are not in for the short term.You are in the very lucky position of being able to have your cake and eat it too - keep the property.

Based on the latest judgement against them it is highly unlikely they will make such an effort.  

If I did, they would say that the couple hours I spent last night cleaning out a drainage ditch in the rain was a waste of time when I could have been watching Mob Wives or some other drivel.

That would tell you if there was a judgement of foreclosure which is where I found the info in my deal.

There is a window in the basement that is broken and I believe this is the cause to the mold problem with all the snow and rain we have been getting in the area. 

Since the property is vacant and the judge awards me a judgement to take possession am I able to start the rehab process? 

The question I must then ask myself is, am I willing to sue to enforce payment, and then use a judgement to evict this man's family from their family home simply because his business cold not pay rent?
