That way you can group the expenses into different "buckets" and structure the tracker how it intuitively makes sense for you.I built out my own spreadsheet to track expenses for my flips and have them in buckets like Rehab Costs, Labor, Selling Costs, Holding Costs, etc.

OBVIOUSLY  use your intuition, but if you interviewed your agent well and know they have a good track record,I don't think you have anything to worry about.

You don't want to be labeled as such, because If you do get labeled by them as flipper or wholesaler you'd loose the Tax Favored Capital Gains rate and pay ordinary income and self employed tax and all. one of the reasons Real Estate is attractive is for its tax favorite treatments by the IRS. attached is a link to Intuit tax forum discussing this very issue. https://ttlc.intuit.com/questions/2586637-i-invest...

I find the app a lot more intuitive then Import.io.If you're a programmer then learn how to use cURL and read up on navigating the XML/DOM tree in your language of choice.
