People just hibernate in air conditioned buildings or simply travel through the summer...

Month to month leases are not short term leases, usually they are 1 year leases that are transitioned into moth to month when the lease term expires thus making this completely different from Air BnB style rentals

Air Force Veteran of 9 years, looking for my start.

I would like real estate to be my full time job but I currently have 3 years left active duty Air Force to build op a large enough portfolio. 

The unit is 600 sq. feet and I know we need an exterior unit of 20,000 BTUs and two indoor units.

New cranes in the air will probably not help the current rent situation from a landlord-perspective, as more competition comes (however, this usually comes along with more upscale tenants now exposed to the area). 

I'm thinking about doing Air BNB though because I am a bit hesitant about having someone on a year lease. 

Like upgraded electrical, heating, ventilating, air conditioning, plumbing, ADA, etc...Where this comes into play is if say a tenant of one apartment unit sets his unit on fire, burns it up and now you have to go in to rebuild his unit. 

If this happened at night , all you can see are my eyeballs and teeth floating in mid air.

This is a 3 bed, 3 bath, 2200 square feet house, no basement, two levels.The rehab includes 3 baths, kitchen, flooring and indoor and outdoor painting, landscaping, all appliances.
