Being someone who had worked for an Electric Company for 8 years and hearing this complaint a lot, a high light bill would be due to the following reasons:Anything that generates heat or cold air (heating elements, cooling elements) creates a high utility bill.

One idea is to find an Inspector who will give you the punchline/highlights for the cost of say, one and a half hours of their time, rather than a 96 page Report that would take longer and cover a lot of relatively useless minutiae.

Be totally honest, highlight your positive attributes, study their areas of specialization so you only concentrate on lenders whose specific criteria you meet.Also, beware of the difference between DIRECT lenders, and brokers disguising themselves as direct lenders.
