I will provide some thoughts on the San Diego purchase- virtually all high LTV mls purchases since rates started to hike have negative cash flow at purchase- historically great appreciation- historically great rent growth but recently flattening- prop 13 is great benefit for long holds- laws keep getting less LL friendly.

I would recommend saving a little more.From what I've read about Cleveland is that you need to be concerned with high crime.

This translates to high rental demand and potential for appreciation.Diverse Opportunities: From bustling metropolises like Miami and Orlando to charming beach towns and vacation destinations, Florida caters to a wide range of investment strategies.

Looking for a turn around scanrio is an ego pleaser, makes for a great story if it works, but high risk it will never pan out the way you thought.

With rates high, I don't see much changing in the market as buyers struggle to afford a mortgage. 

They claim to charge in the "high 4 figures" - one web source says it's $4800 - to join their group and get access to their network and resources.  

The market here offers a lot of potential.I highly recommend making a trip here to get a feel for the different neighborhoods and understand where the best opportunities lie.

In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant. 

Our goal is to keep your maintenance costs low to keep your return on investment high. 

The risk to my business is much too high just so the agent can make a little more money on the transaction.
