Hi,I have a turnover for a property in Memphis TN, and there's a bit of extra work that needs to be done in addition to standard wear and tear, some bedroom doors need to be replaced, blinds, patching, painting, some floor tiles etc....I got an estimate, and I know everything is costing more these days but it feels a bit aggressive.

She gave me a very vague list of work completed with numbers ("dent to woodwork $," "Paint, $," "Hardwood scratched $" etc), but I cannot match any work done in the house with the list.

I'm having a hard time finding contractors who can handle the framing portion of the project (flooring joists, laying subfloor, walls, roofing system) who aren't also general contractors.

I have seen a lot of floor plans that are actually very nice and form the inside you cannot even tell its a MFH!

The ceilings in the basement are a hair over 7' (full size door fits), and trying to understand whether to duplex down my first floor unit and go from 3/1 to 4/2 bed/bath legally.

I suspected that 1st floor condos don't get too much love, but since this condo doesn't have an elevator, I figured it would be easier to move furniture into.

(My company has it’s general liability insurance, of course.)So, this is a temporary arrangement, at least for now.He will charge a fee to pull permits and to do periodic inspections to make sure my subcontractors are doing quality work but I will be project managing the entire job and handling all components of the renovation from design, floor plans, estimating, purchasing, hiring and overseeing the subcontractors, etc.The general contractor and I are regrouping next week to discuss what he would like to charge and I just want to get some feedback from you experts before we meet.
