While they require you to use their system for your comps, which is the ones they use for the comps as well, they ignored those as well and used ones that were far removed from the property i.e 3 to 5+ miles from the property and not very similar at all, for the loans and will often "move the goal posts" on the deal and add more requirement's that they never told you about even when you ask what the requirement's are.

Don't pay for a park's future potential if you are the one who will be doing all the work.The $70k the two TOH rentals are worth at an 8 CAP probably doesn't cover the drawdown the house value will have sitting in a half vacant mobile home park.

As I understand, I'm still responsible for paying condominium fees and property taxes, which is becoming a significant burden for my household.I'm exploring options to recoup at least half of the property's value, considering it's currently uninhabitable.

.- One SFR had a tenant just move out, another is going through an eviction, so with half of the portfolio vacant, it's decision time.I'm trying to decide whether to sell them as a portfolio (at least the 3 Georgia ones as a portfolio, Iowa would probably have to be sold separately), or get the other 2 empty, fix them up and sell them all to retail homebuyers.
