Cheap properties in Milwaukee are fools gold (especially for OOS investors, people literally will scoff at a rough listing and then someone will say: eh, someone from CA will buy it..)

It does seem odd they would list a reference that they didn't speak to previously. 

I only rented out 2 out of my 3 rooms because parking ain't the easiest in my hood.5) I rented to professionals (and one PHD student) so that's why I chose the neighborhoods I listed.

Are their listings detailed with good-quality photos?

Heir, preforeclosure, foreclosure, divorce, absentee, rundown, can't keep up with maintenance, overdue taxes and liens, the list is endless.Don't try to force an offer on them, get to know them and keep following up.

Maybe the VRBO or AirBNB listing so we can get a good idea of what we are talking about.

Also, check out LoopNet or Crexi for listings, though keep in mind that the best opportunities might not be listed publicly.

I got an unsual response to a listing of mine today:Good morning, We are home health care agency, and we want to rent the house to care for disabled or elderly clients that are unable to care for themselves 4 -6 unrelated people.

They have other nice benefits also such as not charging for appraisals if the deal doesn’t close, a great reputation amongst local listing agents with meeting deadlines/ great customer service/ getting the job done with no b.s. and they can often close in under 14 days.
