Hey All If you guys/gals get something organized I'd loke to meet up as well.

I have no credentials (disclaimer) but my opinion having used LLCs and LLPs (similar) for 7 properties:1) I believe it is best for an LLC or LLP to be organized in the state in which the properties reside.  

Background: I got into real estate after finding myself homeless having been laid off of my job at a religious organization serving people, (I left my corporate career to do so and made less than $9,000 per year). 

Here are a few tricks to help make business correspondences easier to digest: • Organize your thoughts in the most linear fashion possible.• Break up your ideas into different paragraphs.

I am not sure why most listing agents don't do their job, but from my experience they either don't know their contracts or are just not organized in details.

I am not counting on organic appreciation.

A lot of the homes I am looking into are near hospitals or campus areas that in recent history these organizations have been purchasing from homeowners at a much higher price than market value.

Deal flow, research, organize and manage.

Now a seller's agent spend lots of money and time working their spheres of influence, doing business by referral, sending out marketing materials to possible sellers, organizing events to find sellers, cold calling, and many other things to find homes to list.
