A toilet is about $200 and takes 45mins-1 hour to install, and has a higher chances of being installed incorrectly because you have to swap the wax ring and seat the new toilet on top of it correctly so it doesn't leak when flushed.

Tenant  was complaining the crapper wasn’t flushing right so I had my handyman go fix The old toilet and he cleaned crusty poop out from under the rim with his hands while the tenant stood and watched .. he got the pressure working and flush returned .

The Troy market is at the very top of its cycle right now, so your odds of finding someone else to overpay for a half-complete project like yours are about as good as they'll ever be, and there are a lot of NYC investors flush with cash coming up here that are willing to invest in projects that don't remotely pencil out, but I'll bet you can find plenty with more money than brains to take it off your hands and stem your losses.

Once you have your list, find an accountant - and possibly an attorney - who is experienced with real estate and spend a few hundred dollars to have them assist in flushing out a plan that meets your present needs, but that can evolve to also meet your long-term goals (while mitigating your tax exposure along the way).For most folks, unless you are in already in a top tax bracket, you will be better off (tax wise) to hold the properties in your own name.

It's expensive (5-6k for a duplex), but seems to me to be a much better alternative to replacing the pipes as the duplexes are on a slab and would require jackhammering and other non-fun stuff.We are going to be sending out notices to tenants to not flush anything outside of toilet paper or pour any grease down the sink.
