I'm not grossly opposed to SFH if it is much cheaper, but do to the spacing between dwellings per city code I could fit more doors on this plot if building duplex.

What if you just want to be able to wholesale deals you find that don't fit your buy box? 

Basement: If it's unfinished, it might be best to lock it off, use it for storage and cleaning supplies, and only provide access when guests need to use the washer and dryer.Size: 2/2 is enough space for most of the guest traffic there, especially if you can fit in a bunk bed.Well water: It's super common here.

This may have been the case prior to online real estate platforms, but today buyer's see properties as soon as they hit the market and do not rely upon agents to make the buyer aware of a property that fits their requirements.

Your one-bedroom condo may not be a great fit for insurance company relocations (for families displaced by fires), but if your other rentals have two-three bedrooms this may be another way to fill your rentals.I haven't done this, but follow a MTM guy on YouTube that suggests driving by the local "Extended Stay" hotel and looking for company vans in the parking lot.
