(But not for a “I’m going to live in it 50 weeks out of the year and rent it out two weeks”, IMHO, if that was your idea.

If its performing well for you, and you believe you'd be able to continue to cashflow it for the foreseeable future, that is a pretty "sheltered" market to be in. 

And yes, I understand that they do not have to notify us if the note is bought out.

overbuilt. just google Austin and over delivered or overbuilt and you'll find your answer. strong market, expensive land, expensive to build.
