I highly doubt your check sent to the lender with the endorsement if you don't object to the sub 2 then you agree to it an waive your alienation clause in the mort or TD... for me its not the structure so much its the fact that when you sell the property the default rate for low down no down borrowers with bad credit is so high.. 50% or better within 5 years and who is there to protect the true seller who is beleiveing all this but is not sophisticated to know the difference or the reality of the default rate in these type of transactions.

They would risk losing $500,000 to save money on a plan, but opt to cover the $10,000 car...So same thing here, you save $400, but you risk no coverage for that slip and fall that the tenants friend just had at the place.Remember this is standard language, I have seen two of the name brands put forward an endorsement to standard language stating that the policy is conditional upon owner occupancy.

I don't rep Safeco so I can't speak what their homeowners policy does/ does not cover but from experience many carriers are not endorsing a "homeowners" policy for Airbab (aka short term rental) they are selling a seperate policy specifically written for the short term rental use.

I agree that the bankruptcy is the larger concern, but consider two things:First, if this special assessment is related to the HOA's part of repair costs in an insurance claim, check to see if your own insurance has a loss assessment endorsement, which is supposed to protect you from the costs passed along by the HOA.
