So many " investors " fail due to being lazy and not getting a base education in the subject but rely on the SALES PACKAGES to make you rich.

you can try and package both rentals with the new acquisition.

And typically, once a bank gets notice of an offer and receives a sellers short sale package (an application some would say) this will usually delay the foreclosure date..  

New floor structure, new layout, new HVAC, updated electricity, new roof, new window package, new water heater… pretty much the works.
