I do agree with most of what I read, where I am Wisconsin the foreclosing process takes 6 to 10 mo.

I recognize that one can not take a passive loss if their income is over 150k; however, from what I have read, it states that if you dispose of/sell your rental that you can deduct the passive losses the year you sell.

I am planning to read his new BP book on wholesaling to better decide if it's really a good path for me to pursue, and then I may consider this program, too, (especially after Jennifer and Gordon's endorsements). 

There are a ton of responses on here that have good & thorough feedback/criticism and I haven't read them all so disregard if I am being redundant here.One thing I haven't read in the first 10-20 replies is that your target client-base could be one of the most challenging to deal with. 

The thread was started by @Jonathan GreeneAfter reading through a number of replies, there was one poster  that mention his son and his son’s accomplishments that were going to take place and some that had already happened. it really got me to thinking.So many times people count their accomplishments and goals for themselves, but how often do we consider helping fulfill the accomplishments of our family, especially our children as a personal accomplishment for ourselves? 

I had a conversation with a Probate/Estate lawyer and he suggested the following but what he said doesn't quite add up to what I have read so I want to see if I am just not understanding or if I am getting bad gouge.Advice was to create WY LLC that owns all properties, that is then "owned" by a land trust for additional anonymity, that the beneficiary is a regular Trust that owns everything else in my name.

Where did you read about doing that and for what purpose?

This does not read as though its a smart investment on the surface, and secondly, there isnt a lender I know of that will lend on renovations that exceed the purchase price, especially a renovation that is 2.3 times the purchase price.

Just be sure to read the fine print and watch out for any fees.

@Matthew Mclean It's totally your call but my advise is to read the contract that they'll make you sign.
