If you embrace that investment plan, its very important you communicate that, up front,  to  the realtors you want to work with.

Inspection report says :The shingles appear to be nearing the end of their serviceable life.Sealing of all roof penetrations is recommended.Is this a major item and should I negotiate on price or request the seller to fix it.

I say, embrace the socialist dimwits.

Basically the company will close off the known penetrations and slightly pressurize the tank.  

Both leaks are nowhere near penetrations!

Corporate protection can be penetrated by good lawyers for many reasons.

F and peak around 100-105 in the afternoon so it's boiled down to either remove the heat faster or slow down and/or stop the heat penetration but stopping the heat penetration is NOT attainable in my opinion and good luck if you wanna try.

You pull down the ceilings in your unit, fill all the joist bays with mineral wool insulation, seal all floor penetrations with sound-proofing foam, and finally hang new drywall using resilient channel.

A good lender will readily embrace the opportunity to hear your pitch.
