The only drawbacks I see of the first part is that it's not quite as liquid as cash (or as flexible to move quickly), and that if something drastic would happen to the housing market and my house value dropped dramatically, I would lose the HELOC and equity....

One drawback is most Canadian banks you can only lock in your interest rate for 7 years.

Also, if you guys think this would upset people I'm open to hearing about that potential drawback as well.

I prefer the higher risk, greater reward of syndications, but those certainly have their drawbacks as well.I got burned buying REITs back in 2006, so given where we are in the market cycle, I'm personally not a fan.All that said, I am in favor of diversifying whatever your real estate strategy.
