definitely like Franklinton, could see east Franklinton developing into a young/middle-upper class mixed use neighborhood (Boston Seaport) and west Franklinton developing to a township-style neighborhood in the long term (Columbus stacks in Ready Player One)

I think the Margaritaville development is something like 3000 acres.Rents have remained low with all the build jobs, but a lot of that is almost cleared out, so hopefully rents will pick up this year and next.i have mixed feelings about new builds. 

Regarding the nearby school in Hoboken, many people I've known decided to live in Hoboken just for the nightlife or on Steven's campus.As others have mentioned Rutgers in New Brunswick would be great as that is a very large school with a big mix of commuters and non-commuters.

Know what kind of tenant mix you want before you start your hunt. 

For example, Sioux falls has a mix of cash flow and mild appreciation.

Most examples I could find involve a single dwelling with mixed use rather than two separate buildings.
