Should I continue to go with them, or should I try and keep communicate with him to include those expenses in the analyst? 

We communicate with them for 60 days asking for payment and trying to get anything that we can from them.

Building a true buyers list requires networking and effective marketing channels, especially if you have the capacity to expand beyond your local market.

I would also check to see if there is a local news channel that would be interested in covering a "shady PM company wrongfully tries to evict elderly tenant" story.While there is no legal grounds (based on the limited section you posted) to demand the removal of these fees since they are clearly stated in the contract, chances are good that the company won't want to go through all of the negative publicity and lost business due to poor reviews.  

As long as you communicate to your lender that you intend to use the property as your second home and then you plan to rent it when you’re not there, it should be OK.

I think ach works best for both parties so getting low cost ach makes sense.i went with apartments.com then got a tenant who wants to pay cash and only communicates via text.
