I would be working with the realtor and designer to get their 'buy-in' on the colors/style for a faster sale.Would you sell the place as is, and use the rehab money for the purchase of a second property, or go ahead  use it to rehab?

That's such a massive red flag that not even all the red color in Jupiter could color a red flag that would be big enough.

At this point we're leaning towards replacing some old appliances and putting tile in a bathroom that has carpet but keeping the colored carpets, paneling, and dated drapes.

In my humble (and often worthless) opinion, it's the colors and finishes of a house that give it that classic feel (or that modern feel) vs. the sectionalization (new word perhaps) of rooms.
