I bought a long-distance SFH recently where the main sewer line(clay) had some signs of root penetration.

Old properties tend to have more issues, namely lead paint, asbestos, foundation and structural issues, bad electrical, clay/cast iron/galvanized/totally degraded plumbing, the list is very long... but there’s also something to be said for old-school craftsmanship.

I was paying $6 per month on a house that was 70 years old with the original clay sewer line.

Most of our turnkey properties we sell adhere to the 1% rule as @Tom Clay pointed out.

@Justin Shie, generally speaking, Clay and Platte Counties are mostly good areas to invest in. 

Because, for some odd reason, people prefer slab foundations even though everything is built on yazoo clay, foundation problems are endemic here.
