Properties needed lots of work just to be inhabitable.  

So, if a repair happened to arise where it was making the home unsafe or inhabitable - that responsibility, in most states as far as I know, cannot be shifted to you legally and you can make any repair fit that mold depending on how you phrase it "Hey Landlord, the oven is making a strange smell, I don't feel safe" (In most states, probably Landlord's responsibility) vs.

Any damages in their individual rooms would be covered solely by who inhabited it.  

My initial response was to pay the bill-I just wanted to get input from more seasoned landlords.In North Carolina, the law states we have to keep the property in habitable condition.

This move was also for a great job opportunity offered in my current career as a full time military and civilian skydiving instructor based at Skydive Sussex in Sussex, NJ.

Looking to purchase another SFH in Virginia as now both girlfriend and I are now civilians.

A lot of US investors who are living overseas - both military and civilian, start investing in buy and holds in their chosen US markets using turnkey companies that are well established in those markets.  

New carpet, vinyl, paint, heavy cleaning of the stove and fridge; The drain lines had to be snaked due to food and grease being dumped down the drain.It taught me the lesson that an environment is shaped by it's inhabitant and not the other way around.There is such a thing as a slum lord that will rent to anyone without screening them and never do necessary maintenance.

That along would not be so unusual having large number of military population come and go, but these new folks are all civilians!
