Bring something to the table be it capital, management or finding deals! 

Part of that is to pay for the option and part will be credited to them on purchase, which results in having to bring in less of a down payment.

On the flip side I have an airbnb in Chicago north side and its running at 85-90% occupancy and bringing in 2x monthly ltr rates.

We financed the down payment, so with my buyer's agent commission I got back from the seller at closing, not only did we bring $0 to closing, but actually made $5k when we bought the property!
