During the Great Recession it bounced bet 3-4 months. 1.7 month from 2012 now dropped to .6 month and it is running 1.4 months again recently.San Jose city did hit 16.8 month and dropped to 8.7 months in a few months.

If you were not dependent on a refi within a year I would say you would be fine to proceed because values will bounce back and your rental rates should stay stable unless you're buying in a tourism hotspot but there is definitely some uncertainty about the pricing of small multis due to investor jitters, layoffs and the lending environment - if there's no competition for small multi- familys you won't sustain the price you need for the refi.This might be where your overall goal of increasing your wealth trumps your annual goal of a 4plex this year - equally it is only March so there's time yet...Hope this helps.

So over the year I get 5500 towards mortgage for roughly 2000 in expenses.During this time condo construction went crazy in the city another 6000 units in a city of 260k people...Condo market has now tanked and not going to bounce back anytime soon.

ive actually had 2 properties previously. one was my house in Georgetown that i "flipped" while living in. the second was my wifes house in Richmond Hill before we got married. we tried to make it a rental but it was a disaster from the start, that was my first exposure to just how important a property manager is and how they are all definitely not created equal. i was just winging it then and completely clueless. since then ive been reading a lot of books and have dived in to podcast. planning to buy a rental later this years, this time ill be a little more ready. looking for some people in the area interested in real estate also to bounce ideas off of. maybe partner up on some future projects.
