Most of this is covered by the standard formula (70% of ARV - repairs), but that closing costs thing really needs to be added into that formula.Also, the tax appraisals can some times give you a good ball-park number.

I agree Ed.But the alternative could be I keep the lease as is.He doesn't move out, and they get into arguments and destroy the house.Atleast with him gone and happy, Its only her and the kids.But in the future buyout clause will be added, so I don't have to deal with this, and just will point to the section of the lease if they want.

Yeah it`s a full sized basement,meaning you can walk around without crouching.Yeah I`ll contact my contractor and ask him how much extra it would cost to pour concrete and then that extra 1000 sq.ft. would be added to the value.That`s a great idea(don`t know why I didn`t think of it).Thanks
