Regarding late rent, as soon as your state law and lease allow, you provide a letter stating that if the rent is not paid in full by X date, you will start eviction proceedings.

If you're attorney is smart and honest with you. ( that's funny).A couple letters showing scare them out.I  have other ways but won't say because everyone will get mad but tenant will leave quickly. ( stop paying water bill).

She did provide me with copies of her bank statements, pay stubs and a letter from her HR department confirming her employment as well as prior landlord references here in the US.

I send certified letters as necessary and let the online system collect payments.

The P.O.F. should be in the form of a bank statement, not just a letter a bank officer stating the buyer is good for the funds.
