The neat thing about buying the STR subsequently, is that you can use estimated short-term rental income to help qualify for the STR purchase, but only if you purchase the STR after your primary (not the other way around - see Scenario 1 above).

The other disadvantage of storage rental is they are generally slow to fill up, we are financing a new Construction self storage, and the lease up is estimated at 4 years.  1 suggestion would be to buy 1 container, lease it, then buy the subsequent container.

I estimate from the monthly payments that I probably at least was paid back the amount I gave him, but really no gain for me in that sense, almost like an interest free loan for 5 years.
