Currently I only have a couple thousand saved, but I have drastically reduced my living expenses by moving in with relatives so I am no longer paying rent (which was 1k) I also anticipate a higher than average tax return this year which I'll also save.

Because his only reply to my message about the extent of the damage has been to acknowledge the missing shower head, a "little trash", and he "already apologized for the tvs", he is angry about being charged 2 days pro-rated rent, and his history of being difficult (and his son's history of trouble with the police), I am anticipating some anger when I tell him there is no refund.

I would consider hiring an appraiser that appraises for 203k and other renovation financing, and have him appraise it based on anticipated future value (this is how they ALREADY do renovation appraisals, so you're getting someone that knows how) for TWO reasons:1) So you know what you're going to get out of this at the other end of the tunnel in terms of value.2) I'd ask him to comment specifically on zoning stuff, and if the property will conform to fannie, freddie, fha, and VA guidelines.
