What's the terms of your agreement; how many days do you have to assign your contract, what happens if you don't find an assignee, do you have a legal and air tight assignment agreement, are you legal (not acting as an agent), is there real consideration, how much and who is holding it consideration, do you have a built in extension in the event you don't close in time, do you have right of possession durning contract period, what showing arrangement do you have?

With condos, you have exclusive use of the air gap within the walls of your unit and an undivided share of all buildings, grounds, etc.

Well then I probably would suggest cedonia , belair Edison, Gwynn oak garwynn oaks ,waverly those are decent areas you can get properties in those areas rent ready for those prices , I just sold a light rehab I completed for 120k in bel air Edison and they have it rented for 1550 with an A class tenants so it cash flows for him and it was 100 percent rent ready for him .
