I've been submersed in this new world of wholesaling for 3 weeks now, and it's the first thing I've genuinely been excited about in the "career" part of my adult lIfe.

Luckily I think the only contractor complaint was from the adult sister of a neighbor, once, lol.

I've caught the bug and already doing pro forma research on properties and quite entertaining! 

Second thought: before you come up with 1/1000 ways to do this deal, have you asked if theyd even entertain seller financing?

I was trying to get them to move out by August as I didn't want to go through the eviction process and I didn't think they would have rent by the first so I thought we could all be adults and come to some reasonable agreement.

A lot of the 'adults' the baby boomers are passing their homes to can't afford another house or don't know how to invest/rent it out. 

Such refreshing and entertaining content contrasted with a lot of other REI gurus.
