The process tends to grind to a halt, and weeks turn into months, the loan officer keeps telling you the underwriter wants more information, all kinds of new questions pop up, all kinds of BS steps between you and the money as the bank figures out what its next steps are going to be.On a commercial loan with five year resets, I would say the chance that the rate is going to stay at 4% for the next twenty years is pretty much nil at this point.
