@Drey Taylor We had a tenant fall asleep with a pot of grease on the stove in one of our properties, and burned the entire kitchen down along with causing significant smoke damage to the rest of the property.

For RBR - I use electronic door locks on each bathroom, 2-3 people per bathroom, build in a cleaner per month or every 2 weeks to the contract, supply toiletries and basic condiments, ensure your fridge/kitchen space is big enough and make sure you have parking.

Tangibly, this could be a detached or attached space converted, or maybe you find a master down floorplan with other bedrooms upstairs (and that master has a door to the outside and is large enough to add a kitchenette tapping into water and drain from bathroom or kitchen).

We plan on using the VA loan and to buy down points, at least 1 percentage point worth.We’ve considered a house at a lower cost (250-350k), but they generally need some work (kitchen/bathroom renovations).
