I was just in a similar situation where I had 200 for water and another 200 for sewer but that’s only in 4 months.

There are HOA fees and I'm still finding out which expenses are covered by whom.Thanks,Justin

In this specific instance I could get it done with personal money (leaving money in reserve just in case) and a private loan of $50K at 8% interest only with a balloon after 12 months.

I would think being flexible and developing other opportunities that are working, different niches, markets and even teams w/experience may be just in order. 

@Justin Marshall To clarify why I don't want to run my credit yet -When I first turned 18 I went to a car dealership to purchase a car, of course just starting out with no credit they ran my credit over 35 times with different lenders.

Talk to Justin at primelending I'm currently in the process of getting a loan through them and have had no problems thus far.
