The Texas Property Code requires that a tenant under a written lease or oral rental agreement receive a written notice to vacate the premises at least three days before the landlord files the eviction suit—unless the parties agree in a written lease to a different time period.

If the Management Company puts in a bad apple tenant, then they will share some of, or all of, the expense of removing that tenant and getting a new tenant in the property (depending on the terms of your management agreement which should also be reviewed by your Attorney).

Becoming an engineer was just a means to an end, but it's also a great back-up plan in case something goes wrong (like if my husband becomes disabled and can't work, or we have a financial catastrophe and lose some or all of our rentals).

Keep in mind a lot of lenders will not fund loans at these price points and I was told a lot of the areas have been red tapped by the lender b/c of so many foreclosed homes, so it'll need to be either private money or all cash.
