We plan on GCing the project ourselves, and would like to get several different plumbers, electricians, and HVAC guys (or gals) in over the next couple weeks to provide estimates/quotes.Are there any members of the community that know of good people that might need work?

In many areas, this requires a licensed electrician (and license #) on the inspection request form.

My electricians found a bunch of love letters from 1966 written to one of the 3 brothers from whom I bought the house I'm rehabbing, a 1906 craftsman.

When all else fails hire an electrician or contact the electrical provider- the meter may be reporting wrong.

If it goes beyond a few weeks -ie electrician (from stubout to finish) than I pay after inspections and deduct 10% until after final. 

I'm a Commercial/industrial Journeyman Electrician and laid off right now by choice really.

If the buyer doesn't accept credits, speak with a licensed electrician to discuss options.

That said, I'd really prefer my first investment be as hands off as I can get it in that I don't have to have a property manager or be the responsible party to get the plumbers/electricians/etc. there when the buyers need them.

WOrk from there to lower the cost.If you plan on erecting the walls yourself get an estimate from 3 different plumbing contractors in the area and 3 different electricians.

I don't know a single electrician that thinks they're safe.
