I invest with my SDIRA and while it's a bit more hoops you jump through (you have to be arms length away from the transactions, can't use "disqualified" parties etc.) it's worthwhile if you're going to put it into real estate.

Then there was the peyote church leader who seemed really nice and cool at first but then started growing mushrooms and peyote in his closet, and when I went out of town he hosted all night bonfire peyote parties in the yard playing bongos all night, then stabbed another house mate who came home hammered drunk and asked the peyote church parishioners to be quiet at 4am or so and they both ended up in jail and I had to evict them both while they were in jail.

D. (2) states "if third-party payments received exceed Buyer's obligation, the excess amount shall be paid to Broker, or credited to Buyer, or __" with the buyer's agent selecting if excess above the agreed payment amount shall go to the broker, buyer, or someone else. meaning that the buyer could receive the excess if the commission offered is higher than that agreed to between the buyer and their agent.
