Direct buy? 

One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

Interest rates will plummet and you can refinance that property, lock in 30 years of low interest rates, pull out equity, and buy another!

Your credit at risk and might affect your ability to buy a home in the future. 

Investment Info:Small multi-family (2-4 units) buy & hold investment.

If I was starting from scratch, I would buy a duplex/triplex/quadplex, live in the crappiest unit and rent the others out.

But, know what you want to accomplish beforehand.Creative Finance is a great way to buy properties when done properly and lawfully.

Just keep in mind that using that emergency fund to buy your next property and having tapped a HELOC already may leave you in a bad spot if you run into a similar problem again.Also, I’m not 100% sure, but I have heard that personal loans don’t your credit more so than other types of debt so be sure you look into that if you go the personal loans route and then planned to finance your next purchase soon after.
