@Charlie Moore yeah but it's because my rental was and absolute wreck and i was really questioning my "investment" decisions laying in 6 inches of water patching pipes in a blizzard.With tennants though it's not worth the stress.

Rolling around in 6 inches of water in a freezing rain storm, the only way I got through it without renting a bulldozer was to tell myself that all of the work would be worth it one day.
