What I mean is, once you have the rehab done and are looking to sell it, is it easier in say the summer compared to the winter to sell that property?

Use other property equity as collateral for the 20% normal down.If you have to take it through a winter to wait for great tenants etc., better looking tax records or better interest rates you can then refi.

If you want to get a little showy, paint one or two "accent" walls, just don't get crazy, and nothing dark (although once I did do a faux black leather look on a single wall for effect, and to experiment before trying in MY home!).

Our summers our exceedingly beautiful and the winters are not that bad, not like up north. 60% of the population lives in south central Alaska so there are many investment oppotunities.
