Heloc is cheapest among everything as you have trapped capital you can use assuming it's your primary residence you should have the home sale exclusion on gain anyway.Sorry I'm on my cell phone in the city.

If they can't make the next rental open house, we prescreen with a few questions, if they meet those prescreen questions (min credit score, 3x income, # persons, pets) we require they confirm an hour before the showing by answering ther cell phone, we tell them up front if they don't confirm the showing we won't be meeting them.

You require your t/b to place a 5k or 3% (whichever is greater) option deposit on the property (aka, your profit in the deal), and add that into the price of the property.

If he actually complains he doesn't have a picture/video of that ask him why not, since everyone has cameras on their cell phones these days and if your contractor was using that much water there should have been plenty of time to get pictures/video of it.

Calling on the phone won't get it done to many people have cell phones and when they are in foreclosure they usually have other credit issues and are hounded by collection agencies... you can either mail and hope   or pound on doors and close deals.
