For example, now incur 3 months of carrying costs and then have to sell for $20k less those extra costs are your damages that you could claim against the seller.

He claimed the only way to place a lien on another person's MH title is to have the owner accompany me to the DMV and we both would sign a specific form, in other to place the lien.I promptly informed him that, in cases of collections and back rents, nobody would willingly allow another person to cloud the title of their mobile home!

I told them I can't claim it through insurance since it was due to the fact they (the tenant) didn't replace the air filter. 

They claim to distribute 12% cash return in addition to any capital appreciation after the exit (3-4 years from now).

Problem was that tax auctioned properties no longer sold at anything like 10c on the dollar, that the claim that John's program provided "everything" anybody needed to earn XXXX amount was clearly false; and John and or the marketing firm did not honor the money back guarantee.  

So he claims the only way to meet the equitable interest/equitable title/equitable conversion element under the new SC law is through an installment sale.
