The good news is that the financial metrics you've read about are universal and not at all country specific.The bad news is that Germany may just not be a good cash-flow market, compared to the U.S.But then, few markets are.That's why you find so many Germans and Australians and Spaniards and others trying so hard to find great deals in the U.S.And, even in the States, there are plenty of sub-markets where properties routinely fail the so-called "1% rule."

In my small city (70,000 or so) we have a university with about 20,000 students with a nursing school, hospital, and obviously several mid size employers that I’m sure have people travel into this area for business purposes.

Google LLC announced Aug. 15 plans to invest more than $1 billion in Texas this year, its latest strategic goal focused on supporting cloud and data center infrastructure.Some of that investment will go directly into the technology giant’s data center campuses in Red Oak and Midlothian, both south of Dallas, which are helping the company meet the increasing demand for cloud and artificial intelligence services.

I’m not suggesting you can’t successfully complete the BRRRR method but if you are selecting your markets based on where that strategy is most attainable you’re going to make regretful investment decisions because most who chime in will promote markets where you will be able to obtain a favorable cash out refinance while ignoring everything else that supports whether the market has a good underlying investment thesis or has a a more attainable alignment of sale values and appraisal values.
