If by real estate business you’re implying you have little or no money to invest but are contemplating using one of the guru inspired methods (subject to, “wholesaling” , fix n flip) to create cash flow, I’d encourage you to do research on the true success/failure rate of people who engage in these endeavors, the amount of money the successful operators spend monthly on marketing, and the real time commitment and knowledge and experience necessary for success.  

ADU providers (designers, developers, etc) state the appraisals have not caught up with the true value of he ADU.  

Are either of these claims true?

Why not look for a duplex or a property with an ADU so you can do a true house hack & just live together with your girlfriend without trying to force a house hack from a roommate situation?

I live in WA state and bought my first 4 properties in Ohio.Word to the wise, it can look good on paper but the old saying "you get what you pay for" holds very true in a lot of those markets.

It seems it would be in your best interest to further research your true objectives before incurring the fees to transfer the title to an LLC.

It is true that before the purchase we needed to do quite a lot of work to make sure everything was organized with the payments of the debt etc.

But I did the math and for me personally that was true, I'd pay off my mortgage 5 years early if I paid an additional $100 each month to principle.
