The area is desirable for people on a fixed income, since there are a lot of services here and housing is relatively cheap.It's a real shame, because Longview does have a lot to offer - small town charm, I-5 accessibility.That said, I do provide support to folks kicking the tires in Longview - neighborhoods, driving by properties, meet for coffee, etc.

Best action to take is to follow the property on the MLS, as the buyer might get tired of waiting or the property might not pass their inspection, and it will come back on the market; and have your agent inform the listing agent that you are requesting that your offer is kept as a backup offer in case the other offer falls through.Good luck to you!

It might make sense and it might be easy to produce a POF letter but hey- if this guy is a player and is just kicking the tires and looking - and you can verify that he is a player- ask for your POF when he makes the offer and dont piss him off!

And your Sub too with land trust is so old and tired I just wanted to let the others know that this is not some super sophisticated transaction and wanted to point out that of all transactions this one is SUPER risky to a seller.. but hey half of BP is about ripping equity from sellers. we all know that..

The lot is fairly small and the previous owner was in the real estate game for a while and this is some of the last stuff he is tired of dealing with.
